Supporting Large-Scale Coordination at Gateway Commerce Center
At Gateway Commerce Center in New Morgan Borough, Berks County, Brubacher is serving as the sitework and excavating contractor for the first phase of a master-planned, 5-million-square-foot industrial campus on the former Bethlehem Steel Grace Mine property. The initial phase, which broke ground in October 2025, has included site preparation for two warehouse facilities totaling more than 1.2 million square feet.
The scale of the work has demanded steady coordination across land clearing, mass excavation (moving approx. 1 million CY of dirt), drilling and blasting, stormwater basin construction, installation of nearly 10,000 linear feet of stormwater piping, utilities infrastructure, PennDOT HOP (Highway Occupancy Permit) improvements, and paving.
On a project of this size, construction data and surveying workflows serve as the central hub, supporting the flow of information among estimating, operations, field teams, equipment operators, and project partners. As conditions have shifted through winter weather challenges at the outset of the project and work continues to progress, digital models, machine control systems, GPS survey data, and updated field information help teams coordinate adjustments efficiently and maintain forward momentum.
Adapting to Complexity at Willowbrook Farm
Willowbrook Farm, a 105-acre residential development in Allen Township, Northampton County, includes 16 apartment buildings, 389 single-family homes and townhomes, and a comprehensive sitework scope for the Brubacher team, spanning clearing, basin construction, drilling & blasting, bulk earthwork, underground utilities, paving, and off-site road and pipework as part of the project’s phases 3, 4, and 5.
The project has required in-depth strategic planning and significant phased coordination due to its active surroundings, multiple municipal stakeholders, buried utility relocations, three phases sequenced simultaneously, two client partners, and a no-fly zone near Lehigh Valley Airport that has posed challenges to standard drone survey work.
In response, Brubacher’s survey team developed alternative methods to replace drone flights, while field leaders, supervisors, and crews continued solving challenges in real time. Willowbrook Farm also became the first Brubacher project to include a field engineer assigned to support operations, improving efficiency and communication.
Practical Problem-Solving Across Projects
Beyond any one project, Brubacher teams use construction data and survey capabilities to support everyday field coordination. Recent examples include working through grading and drainage adjustments to help parking areas perform as intended, coordinating site adjustments to support dirt balance or reduce blasting needs, and creating simplified utility plans that combine electric, gas, and communication information into field-friendly documents for subcontractors.
