Most times, a developer or design engineer will perform a geo-technical survey of the area planned for construction, supplying this information to contractors bidding the project. This is a useful start; however, these limited borings rarely indicate the true quantities of rock, especially in areas with pinnacle limestone and other non-uniform rock formations. Brubacher advises a thorough, contractor-performed probing process that aligns areas of exploration with the proposed plans for trenching and excavation. The results are used to develop a realistic rock budget and include that activity in the schedule from early in the planning process. This stands in contrast to both the budget and schedule surprises that occur when the impact of rock is not addressed early on, before lot sales and turnover dates are established.
