Overcoming Unique Challenges of an Ever-Changing Landscape

Redeveloping the site for Steelpointe in Chester County, a project located on a 63-acre parcel that was originally a steel foundry, presented challenges of an ever-changing landscape. Our team’s experience and unwavering dedication accomplished the goal for our client Rockwell Custom Homes: to transform the site into a residential community that would provide 310 townhomes, a 240-unit apartment building complex, a 117-space parking lot, and a new bridge. Crews overcame every obstacle and provided Insight. On Site. at every turn, as they navigated the complexities and risks of working along a branch of French Creek, behind residential buildings, and within proximity of a popular recreational trail.

Our decades of experience equipped our team to successfully provide services from the project planning process through site development, including: design-build assist, construction stakeout, demolition, clearing and grubbing, erosion and sediment controls, earthwork, utilities infrastructure, paving, and risk mitigation. From clearing land in a steep, flood-prone area and removing two rail bridge structures and underground vaults to discovering contaminated soils, breaking up concrete slabs and old piping, there were many unique challenges throughout the duration of this project. During one of the bridge removals, the bridge foundation was under water and required a pre-construction plan to restore steep slopes, remove a significant log jam, and complete all work without any debris moving downstream.

Our team also provided value engineering for the site’s large underground detention system, reduced the risk of flooding, and laid complex pipework that is now interconnected with the existing creek. We’re proud of our team’s ability to take a step back, strategize, and work collaboratively to ensure the project was completed safely, on time, and as promised.
