Converting a 193-Acre Golf Course Into a 470-Lot Residential Development

National home builder Toll Brothers partnered with us to convert the 193-acre former Limekiln Golf Course into the grounds for Regency at Waterside, a 470 single-home and townhome residential development in Ambler, PA. This large land redevelopment effort was a flagship project for Toll Brothers, who wanted to ensure the neighborhood excelled in all levels and was brought to life on an expedited schedule.

Regency at Waterside is notably one of the largest residential development projects our team has worked on in decades. Below are a few stats to help illustrate the true magnitude:

  • 26 acres of clearing = 19½ football fields
  • 27,000 feet of compost filter sock for erosion control = 5.1 miles
  • 740,000 CY of earthwork = 61,666 tri-axle loads
  • 95,000 feet of sanitary, storm, and water pipe = 17.99 miles
  • 43,000 feet of curb = 8.1 miles
  • 81,000 square yards of pavement = 12½ football fields

We provided a full range of site development services at Regency at Waterside, including land clearing, earthwork, drilling and blasting, pipework, and paving. From start to finish, our team stayed flexible and navigated through unpredictable project surprises: a season of record amounts of snow, 50+ inches of rain (including Hurricane Ida), and the impacts of the COVID-19 pandemic. Our crews worked hard to achieve paving milestones and keep the project on schedule despite the significant impact of weather. Because the pandemic affected the supply of materials, our team also took initiative to perform substantial coordination efforts and maintain open lines of communication at all times. Weekly meetings included our team, key subcontractors, and the client to help keep communication on point. This led to our crews securing and managing materials despite availability shortage and long lead times. At times, there were three pipe crews and two dirt crews on site to help keep up the momentum and efficiencies as materials became available.

Our team’s experience and ability to work together safely and efficiently attributed to the end result –delivering a finished project on budget, and ahead of schedule. This provided Toll Brothers with the opportunity to begin building and selling houses to reach their business goals, and we are grateful to have been their partner to help make that possible.
