Preparing the Ground for a Multi-Building Industrial Campus
Brubacher is serving as the sitework and excavating contractor for the New Morgan Gateway Commerce Center warehouse project, which represents the initial phase of a planned 5 million-square-foot industrial center located near Morgantown, PA, and adjacent to the Pennsylvania Turnpike. Following an October 2025 groundbreaking, our team mobilized immediately to perform site clearing and begin mass excavation operations to prepare two substantial warehouse building pads for Building #3 and Building #6 (925,000 square feet and 292,000, respectively) while maintaining progress through abnormally frigid winter conditions and evolving site logistics.
This full-service site development project in partnership with Brinkmann Constructors and Panattoni Development Co. includes significant earthmoving operations, drilling and blasting, comprehensive stormwater management infrastructure, utility installation, and PennDOT Highway Occupancy Permit (HOP) improvements along the roadway frontage. Brubacher’s project scope for this phase includes:
- Land clearing and grubbing
- Large-scale mass excavation and soil removal
- Drilling and blasting in coordination with Trinity Drilling & Blasting
- Construction of five underground stormwater basins and four above-ground basins
- Installation of nearly 10,000 linear feet of stormwater piping
- On-site water line installation and utility infrastructure
- Over 60,000 square yards of early paving prior to building erection
Despite late-season startup and permitting adjustments, proactive planning and close coordination with the client have kept the project on schedule, including accelerated progress toward a key milestone requiring 70% completion of the building pads by February 2026.
By carefully planning for winter conditions such as frozen soils, adjusting sequencing to align with permitting timelines, and maintaining consistent communication across estimating, operations, and field teams, Brubacher continues to deliver steady progress at New Morgan as a trusted sitework contractor supporting industrial warehouse and distribution development in the Central PA region.
